MOLD IN THE ATTIC SPACE

NBE was retained by a property manager to help solve a significant mold problem in a 10-unit apartment complex. The mold growth was caused by improper roof ventilation and the result was major mold intrusion in every part of the attic. The growth occurred randomly on almost every exposed surface of the lumber. Traditional methods of mold remediation using sanders, wire brushes, and scraping would be almost impossible due to the very tight access and unreachable areas. 

To further complicate issues, all of the apartment units were occupied. Traditional mold remediation would require access to each unit, containment around the attic access hole, and potentially relocating the tenants to a hotel during the remediation process.

We determined the best solution to be a plan that provided access to each unit from up above, whereby we could remediate the mold using dry ice blasting. That way the tenants could remain in their units, and cost effective for the owner. We cut five access points in the roofing system, each of which accessed two units at a time.

 

Dry Ice blasting is an environmentally friendly mold remediation technique because it uses CO2 in the form of dry ice to literally “blast off” the mold. The benefit is that there is less labor, less cleaning, and overall it does a great job where traditional remediation utilizing sanding, scraping, and wire brushing is not possible.  Our plan worked very well and we successfully remediated the complex. Additionally, we insulated the units and repaired damaged areas of the roof. And importantly, we added attic ventilation to prevent the problem from reoccurring in the future.
